Summary

The Radisson Visalia, built in 1990, is a 201-room hotel located in the heart of Visalia.  In addition to being one of the tallest buildings in Visalia, the hotel adjoins the city-owned Visalia Convention Center. Visalia is located in Tulare County and centrally located between Los Angeles and San Francisco. Tulare County is in the southern portion of the San Joaquin Valley and ranks second in terms of agricultural production in the United States. Visalia is one of the fastest growing communities in California. Visalia’s economic growth has been accompanied by a significant increase in population, making it a regional trading center serving an estimated population of 500,000.

The primary investment strategy is the conversion and re-branding of the hotel from a Radisson to a full-service Marriot.  The benefits of the new brand affiliation are expected to increase the daily room rate, provide access to a superior central reservation system, and allow guests to benefit from a strong rewards program.

In addition to the positive fundamentals of the property itself, our partner is a well-established developer and operator in the hospitality sector.  Numerous properties of similar size and scope have been developed by the operator and its principals.
